Multi-Family Loans
We have Multi-Family loans up to 80% LTV with NO PREPAYMENT! Our Multi-Family Construction/perm loan (one approval) has the rate set at construction (2+ years) and stays the same through the permanent (5-10 years). The rate on a 10-year term would be from the low to mid 4%’s with a 30-year amortization and a lower rate with a 25-year amortization. This loan is considered permanent when the lender’s debt service coverage ratio is met. Recourse is typically 50% during construction, drops to 25% at completion, and 0% at stabilization. Minimum loan amount is $25,000,000-$30,000,000 and typically 65% LTC (J.V. Equity available up to 95%). Be sure to ask us about our Multi-Family Bridge Loan for non-stabilized properties, which includes up to 80% LTV, 1 dscr, and a 5.5%-6% rate.
